We provide advice, preparation and submission of planning applications including residential, agricultural and commercial. We compile all the necessary drawings, documents and specifications to your needs and submit to the relevant local authority in the Connaught region. We also carry out pre planning meetings to discuss your proposals with the Local Authority prior to submission.
We compile Tender/Construction drawings which include the detailed architectural and structural elements required to construct your project. This also includes working drawings which give the appropriate information to get detailed and concise quotations from builders and tradesmen.
We have been carrying out the role of Assigned Certifier for projects since the new regulations came into force in 2014, and since that time, our dedicated team have gained extensive experience in this role.
As part of our role as Assigned Certifier we co-ordinate the inspection plan and inspection notification framework and carry out appropriate inspections to ensure adequate evidence of compliance with Building Regulations and will ensure there are sufficient Ancillary Certificates by the key persons involved in the design and construction of the building.
We carry out detailed topographic land surveys using the most up to date equipment and software. We detail all boundaries, buildings and services required and provide contoured drawings. We carry out existing building surveys and provide detailed drawings to your requirements. We also set out proposed developments and boundary determination.
During the construction process we monitor the works and both the Builder and the Assigned Certifier sign and issues a Certificate of Compliance on Completion. These are submitted along with the plans, calculations, specifications and particulars, showing how the completed building has achieved compliance with the Building Regulations. We also liaise with your Financial Institution to compile costing’s. Interim and final drawdown certificates.

We carry out percolation tests and compile site characterisation reports to accompany planning applications for a new dwelling or the upgrading of an existing treatment system in accordance with current Environmental Protection Agency (EPA) regulations.We also provide a suitably designed site specific wastewater treatment system to cater for the developments requirements.
We carry out mapping for legal transfers and right of ways which includes measuring on site boundaries and mapping on relevant PRAI maps for submission to the Land Registry. We also measure and certify land areas for sale on behalf of either the purchaser or the vendor.
We carry out Pre-Purchase Home Surveys prior to a property being purchased and at the ‘Sale Agreed’ stage. It offers peace of mind by identifying any significant defects or Building/Planning Regulation compliance issues which could be costly to remedy. Our reports are carried out by a qualified Registered Building Surveyor experienced in inspecting a wide variety of Residential properties.
We provide a complete design service from initial concept through to the final design. We provide practical professional advice and support to our clients throughout the design process with the guidelines of the Local Authority and Building Regulations in mind. We provide architectural design for new dwelling houses, extensions and renovations, residential and commercial developments.
